Demo debris is a different animal from junk. Lath, plaster, drywall, framing lumber, subfloor, cabinets, tile and roofing all go in at once, and it comes out of the house faster than anybody plans for. A crew gutting a kitchen in a Wheat Ridge ranch can fill a 20 yard in a day and a half. We size for the pace of the work, not just the pile.
Before any of that happens on a pre-1980 house, get the asbestos inspection. CDPHE Regulation No. 8 requires a Colorado-certified inspector before renovation or demolition disturbs more than the trigger amounts, and most metro building departments will not issue a demo permit without the report. Popcorn ceilings, 9x9 floor tile and the black mastic under it are the usual positives. A ceiling scrape is the classic trap.
We cannot take asbestos-containing material in any container, on any job, at any price. If a test comes back positive we would rather reschedule around the abatement contractor than haul a contaminated load, and every reputable hauler on the Front Range will tell you the same. Cabinets, countertops, tile, backer board, vanities, tubs and subfloor. Dense, awkward and heavier than it looks, especially once mortar bed and cement board are in the mix.
Basement finish-out removal
Ripping out a 1980s finished basement: paneling, drop ceiling, framed walls, carpet and pad. High volume, low weight, and the reason 30 yard cans exist.
Detached garage teardown
Old single-car garages off the alley come down in a day. Framing, siding, shingles and slab. The slab rides separately because concrete has its own weight rules.

Matching the can to the teardown
Interior demo is bulky, so most jobs land on a 20 or a 30 yard, and full-structure work often runs a 40. The trap is mixed loads. Framing, drywall and cabinets are light for their volume, but tile, mortar, plaster and old cast iron are not, and a 30 yard packed with bathroom demo can hit legal transport weight before it looks half full. If the job includes a slab, a patio or a chimney, split it: masonry into a 10 yard, everything else into the big can. That is what the heavy debris page is for. Every jurisdiction out here runs its own process. Lakewood, Wheat Ridge, Edgewater, Golden, unincorporated Jefferson County and Denver all handle demo permits differently, and most of them want the asbestos report attached before they issue anything. Structural teardowns also need utilities disconnected and a locate through Colorado 811 before equipment moves. On our end, protection boards go under the rails on every driveway drop, no exceptions, because dropping a loaded can on a slab already stressed by bentonite clay is how you buy somebody a new driveway. Do I really need an asbestos test on a 1968 house?
If you are disturbing more than the trigger amounts, yes, and CDPHE Regulation No. 8 is not optional. A certified inspector samples the suspect materials, which in that vintage means popcorn ceiling texture, 9x9 floor tile, mastic, duct wrap and some drywall joint compound. The inspection is cheap next to an abatement order or a stalled permit. Most metro building departments want the report in hand before they issue a demo permit anyway.
What if the test comes back positive?
Then the material goes to a licensed abatement contractor, not into our container. We do not take asbestos-containing material in any size can, and we will reschedule your delivery around the abatement schedule rather than risk a contaminated load. It is not us being difficult. A contaminated roll-off creates a disposal problem, a liability problem and a health problem, and none of those are worth the day you would save.
How fast can you swap a full container on a demo?
Next day is standard, and on active demo jobs we plan the swaps in advance instead of waiting for the phone call. Tell us the crew size and the scope when you book and we can schedule drops so the container is never the bottleneck. Crews working a hard insurance deadline usually want a second can staged on site rather than a swap. Either way works.
Can I put the concrete slab in with the rest of the demo?
No, and this is where people get hurt on cost. Concrete, brick and block hit legal transport weight in a container that still looks mostly empty, and mixing them with framing and drywall ruins both loads. Clean concrete on its own goes to a crusher and comes back as aggregate. Put the slab in a 10 yard by itself and the rest in the big can. Details are on the heavy debris page.
Where does the container go on a tight lot?
Alley placement solves most older Lakewood and Edgewater lots and keeps the truck off your driveway entirely. On newer Green Mountain and Solterra streets we usually end up on the driveway with boards down. Watch for overhead lines, low branches and the swing radius at the apron. If the container has to sit in the street, that is a jurisdiction-by-jurisdiction permit question and we will tell you what your address needs.
