Sort before you haul
Keep, donate, sell, toss. The container is only for the last pile. Working that order shrinks most jobs by a third and costs nothing but a little patience.
Paperwork before anything
Colorado estates hide mineral rights, water rights, deeds and stock certificates in shoeboxes and coat pockets. Open every envelope before it leaves the house. People bin these by accident constantly.
Firearms and ammunition
Common in Colorado households and never a dumpster item. Set them aside for the executor, a licensed dealer or the sheriff's office. Old ammunition especially needs proper handling.
The full basement
The deepest layer of the house. Canning jars, workbenches, holiday bins, panelling, filing cabinets and furniture that went down the stairs in 1974 and stayed.
Garage and shed

Sizing a whole-house clearing
Most estate jobs start at a 20 yard and a lot of them end at a 30. A three-bedroom ranch with a full basement and an attached garage is a 30 yard container, or a 20 taken twice, and taking it twice is often the better plan because it gives the family a natural pause between rounds. Furniture and boxes are volume, not weight, so you almost always run out of room first. Where that changes is a basement full of paint, tile or slab remnants. A house held for fifty years accumulates things a landfill will not accept. Colorado bans televisions, monitors, computers, printers and peripherals from disposal, and an estate usually has three or four of each. Paint gets dropped at a PaintCare site, garden chemicals and solvents go to Jefferson County household hazardous waste, and tires, lead-acid batteries and used oil are all handled separately. Medications go back to a pharmacy take-back, not the container. If the house is pre-1980 and anyone is scraping ceilings or pulling old floor tile, that is an asbestos question first, covered on the demolition page. We will tell you what we cannot take before the truck rolls, not after.

We are not ready to start yet. Can we book anyway?
Yes. Estate work moves on the family's timeline and on the court's, not ours. Plenty of people call weeks ahead to find out what the job looks like, then book the drop once probate clears or once everyone can be in town at the same time. There is no pressure from this end. Call, tell us where things stand, and we will hold a plan until you say go.
How long can we keep the container?
Longer than a normal rental if you need it. Estate cleanouts run on weekends and vacation days, and a family working one Saturday at a time is normal. Tell us up front that this is an estate and we will set the period accordingly. When it fills, a next-day swap puts an empty one back in the same spot so nobody has to stage boxes in a hallway.
What size for a three-bedroom ranch with a full basement?
A 30 yard if you are clearing the whole house, including the basement and the garage, and selling as-is. If the family is keeping furniture and only the leftovers are going, a 20 yard with one swap usually covers it. The variable is always the basement. Tell us whether it is storage-full or half-empty and we will size it honestly instead of upselling you a can you cannot fill.
What should we absolutely not throw away?
Anything on paper that looks official. Colorado estates routinely hold mineral rights, water rights, old deeds, savings bonds, stock certificates and life insurance policies, and they turn up in cookie tins and sock drawers, not filing cabinets. Firearms, ammunition and jewelry come out first. Photographs and film go in a box for later. When in doubt, keep it in a tote and let the executor decide, not the person hauling.
Can you place the container out of sight?
Usually. Older Lakewood and Edgewater lots have alley access, which puts the can behind the house instead of out front, and that matters to a lot of families. In Green Mountain, Solterra or a Ken Caryl metro district there may be architectural rules about placement and duration, so check with the association before the drop. Protection boards go under the rails on any driveway, standard.
